Frequently Asked Questions

Answers before you pick up the phone

Questions we hear most from Central Valley property owners, facility managers, and homeowners. Don't see yours? Call (209) 551-4357 , we'll answer it straight.

Emergency & Availability

Are you really available 24/7?

Yes. ABP is available 24/7 for emergency services across the Central Valley. Call (209) 551-4357 any time, day or night, and you'll reach a live line , not an answering machine.

How fast can you get a plumber on-site for an emergency?

For active leaks, burst pipes, sewer backups, or no-water situations in and around Modesto, we typically dispatch within the hour. Outlying cities in Stanislaus, San Joaquin, and Merced counties may take slightly longer depending on time of day.

Do you charge more for after-hours or weekend service?

After-hours and weekend calls are billed at our published emergency rate. We tell you the rate before we roll a truck, so there are no surprises when the tech arrives.

What counts as a plumbing emergency?

Burst or leaking pipes, sewer backups into the building, gas leaks, no hot water in freezing weather, and any water intrusion that's actively damaging property. When in doubt, call, we'll help you decide whether it can wait until morning.

Commercial & Industrial

Do you work on commercial and industrial buildings, not just homes?

Yes , commercial and industrial work is the core of what we do. Restaurants, retail centers, offices, medical suites, warehouses, plants, and industrial facilities across the Central Valley. We handle everything from tenant improvements to ground-up new construction.

Can you schedule around our business hours?

Absolutely. For occupied commercial spaces we regularly work nights, early mornings, and weekends to keep your operations running. Tell us your uptime constraints when you request service and we'll build the schedule around them.

Are you licensed, bonded, and insured for commercial jobs?

Yes. ABP is a licensed CSLB contractor, fully insured, and carries the coverage and documentation required for commercial and industrial general contractors, property managers, and facility owners. We can provide a certificate of insurance on request.

Do you pull permits and coordinate inspections?

Yes. For any work that requires a permit , new construction, TI, gas line, backflow, water heater replacement , we pull the permit, coordinate the inspection, and hand you the signed-off paperwork at the end.

Residential

How do I know if I have a slab leak?

Common signs: unexplained warm spots on the floor, a running water meter with everything shut off, damp baseboards, or a jump in your water bill without a change in usage. Call us , we can locate the leak without tearing up your whole slab.

How often should I flush my water heater?

Once a year is the standard recommendation, and it matters more here than most places. Central Valley water is hard, so sediment and scale build up faster than manufacturers assume. An annual flush protects the tank and keeps recovery times where they should be.

How long does a whole-house repipe take?

Most single-family repipes run 2, 4 days depending on square footage, wall access, and finish repair scope. We stage the work so you have water at the end of every workday.

Pricing & Estimates

Do you give upfront pricing?

Yes. On repairs and service calls, you approve the price before we start work , no open-ended hourly clocks running against you. Larger installations and commercial projects get a written scope and estimate.

Is there a diagnostic or trip fee?

There's a standard service-call fee that covers dispatch, drive time, and diagnosis. If you approve the repair, we roll it into the total. We'll quote it on the phone when you book.

Do you offer free estimates?

For larger installations, replacements, remodels, and commercial projects , yes. Same-day service and diagnostic calls have a service-call fee. If you're not sure which category your job falls into, call us and we'll tell you.

Service Area

Which cities do you serve?

We're based in Modesto and dispatched across Stanislaus, San Joaquin, Sacramento, Alameda, and Merced counties. That includes Modesto, Turlock, Ceres, Riverbank, Oakdale, Salida, Manteca, Stockton, Lodi, Tracy, Ripon, Escalon, Patterson, and Merced, among others.

Do you have a minimum job size for commercial work?

No minimum. We take service calls and small repairs on the same schedule as multi-day installs and TI projects. Long-term commercial and property-management relationships are a big part of what we do.
